What Is an Independent Valuation?
An estate agent’s appraisal is a marketing exercise. It’s designed to win the instruction, and it isn’t accepted by HMRC, the courts or a solicitor.
An independent valuation is a properly researched, written opinion of a property’s market value at a specific date, supported by comparable evidence and prepared by a qualified surveyor. It’s what you need when the figure has to stand up to scrutiny.
When You Might Need One
Probate and estate administration
Establishing the value of a property at the date of death for inheritance tax and for dividing an estate fairly.
Capital gains tax
Valuing a property at a historic date, typically when it was acquired or when it stopped being your main residence, so your CGT calculation is based on defensible figures.
Matrimonial and separation
An impartial valuation both parties can rely on, or a valuation instructed jointly, when a property has to be divided or bought out.
