Covering the North of England
About Home Inspections and Surveys
An independent surveying practice built on 20 years of experience and a fairly simple idea: do the job properly and don’t mess people about.
Who We Are
Home Inspections and Surveys is an independent surveying practice covering the North of England, run by a RICS qualified building surveyor with 20 years in the industry.
That experience spans residential and commercial property, from Victorian terraces and stone built cottages through to modern new builds and commercial units. It also includes the practical side of the trade. Having built a house from the ground up and taken on full renovations personally, there’s a working understanding here of how buildings actually go together, what good work looks like, and what a contractor is realistically going to charge to put something right.
That’s the bit that tends to be missing from a report written by someone who’s only ever seen construction from the outside.
What We Do
Our most thorough inspection. Suitable for older, altered, extended or run down properties, and for anyone who wants the full picture before they exchange.
The most popular survey for modern properties. A clear, visual report showing the condition of each element so you can buy with confidence.
An independent check on a new build before you take the keys. The builder marking their own homework isn’t the same as someone impartial going round with a fine tooth comb.
Independent property valuations for probate, capital gains tax, matrimonial matters, help to buy staircasing and general market advice.
The Energy Performance Certificate you need to legally sell or let a home, produced by an accredited assessor.
Energy Performance Certificates for commercial premises: shops, offices, industrial units and mixed use buildings.
A focused investigation into damp, condensation and mould, identifying the actual cause rather than just treating the symptom.

How We Work
Direct
You deal with the surveyor. Not a call centre, not an account manager, not a scheduling team. One person, start to finish.
Independent
No ties to estate agents, developers, lenders or contractors. Nobody’s paying us to say what they want to hear.
Up front
Fixed prices agreed before we attend, paid before the visit. No invoices to chase, no surprise extras, no awkward conversations afterwards.
Local
We work a defined area rather than covering the whole country, which means we know the housing stock, we’re not permanently stuck on a motorway, and we can usually get to a property fast when a sale is moving.
Clear
Reports written to be understood. If there’s something in yours you don’t follow, ring us and we’ll go through it.
