Why get a Survey

A House Is the Biggest Thing You'll Ever Buy. Know What You're Buying.

Most people spend longer researching a car than they do checking the condition of a property worth several hundred thousand pounds. An estate agent works for the seller. A mortgage valuation works for the lender. A survey is the only part of the process that works for you.

We inspect the property properly, explain what we’ve found in plain English, and give you the evidence you need to either walk away, renegotiate, or buy with confidence. You get a surveyor who’s actually been on the tools and in the trade for two decades, not a template report generated from a ten minute walk round.

What We Do

Our most thorough inspection. Suitable for older, altered, extended or run down properties, and for anyone who wants the full picture before they exchange.

The most popular survey for modern properties. A clear, visual report showing the condition of each element so you can buy with confidence.

An independent check on a new build before you take the keys. The builder marking their own homework isn’t the same as someone impartial going round with a fine tooth comb.

Independent property valuations for probate, capital gains tax, matrimonial matters, help to buy staircasing and general market advice.

The Energy Performance Certificate you need to legally sell or let a home, produced by an accredited assessor.

Energy Performance Certificates for commercial premises: shops, offices, industrial units and mixed use buildings.

A focused investigation into damp, condensation and mould, identifying the actual cause rather than just treating the symptom.

Simple, Straightforward, No Messing About

How it Works

Step 1: Get a quote Tell us the property type, the service you need and your postcode. We’ll come back to you quickly with a fixed price.

Step 2: Book it in Once you’re happy with the price, you pay up front and we book the inspection. No invoices to chase, no surprises at the end.

Step 3: We inspect  We attend the property, take our time, and photograph and record everything relevant.

Step 4: You get your report A clear, detailed report lands in your inbox. If you want to talk it through afterwards, pick up the phone. That conversation is included.

Covering the North of England

We’re based in Lancashire and work across roughly an hour’s drive in every direction. That covers Greater Manchester, Merseyside, Cheshire, West Yorkshire, Lancashire and parts of Cumbria.

Working a defined patch is deliberate. It means we’re not rushing between jobs at opposite ends of the country, we know the local housing stock and the way it’s built, and we can usually get to a property quickly when a sale is moving fast.

Why Clients Choose Us

Genuinely independent We don’t work for the estate agent, the developer or the lender. We work for the person paying us, which is you.

Two decades of experience Twenty years in surveying, plus hands on experience building and renovating property personally. That matters when you’re judging whether a crack is cosmetic or structural.

You deal with the surveyor You’re not passed between an admin team, a scheduler and a report writer. The person who inspects the property is the person who writes the report and the person who answers the phone.

Plain English A survey is only useful if you understand it. We explain what we’ve found, what it means, with lots of photos of the defects which are highlighted for easy examination and what it’s likely to cost to put right.

Local knowledge Terraces in Manchester, stone built properties in West Yorkshire, coastal exposure on Merseyside. Different areas throw up different problems and we know what to look for.

Fixed prices, paid up front You know exactly what you’re paying before we set off. No hourly creep, no extras.
