What Is a Snagging Inspection?

A snag is any part of a newly built home that hasn’t been finished properly, hasn’t been fitted correctly or doesn’t meet the standard it should. That can be anything from a badly hung door and poor paintwork to missing insulation, incorrectly fitted roof tiles or drainage that hasn’t been connected properly.

A snagging inspection is an independent, room by room examination of the property before you complete, or during your warranty period. We produce a clear, photographed schedule of everything we find, written so you can hand it straight to the developer without having to argue your corner.

Why Independent Matters

House builders do run their own checks. But if you’ve built something and there’s a fault with it, you’re not going to highlight it with the same enthusiasm as someone independent who’s been paid to find it. It’s marking your own homework.

We’ve got no relationship with the developer, no ongoing contract to protect and no reason to soften anything. We go round the property properly, we write down what’s wrong, and the list is yours.

Why Choose A Check

  • External brickwork, render, pointing and finishes
  • Roof coverings, flashings, gutters and rainwater goods where visible
  • Windows, doors, seals and operation
  • Internal walls, ceilings, plasterwork and decoration
  • Floors, skirtings, architraves and joinery quality
  • Kitchen and bathroom fittings, tiling and sealing
  • Sanitaryware, taps, waste connections and visible plumbing
  • Heating, radiators, controls and visible services
  • Sockets, switches, lighting and visible electrical installation
  • Loft space, insulation coverage and workmanship
  • Garden, driveway, drainage, fencing and external works

When Should You Book One?

The best time is before you complete, so the developer fixes the problems before your money changes hands and while you still have leverage. If you’ve already moved in, it’s still well worth doing. Most new home warranties cover the first two years for defects of this kind, so there’s still time to get things put right at the builder’s cost rather than yours.
