What Is a Level 3 Building Survey?
A Level 3 survey, sometimes still called a full structural survey, is the most comprehensive residential survey there is. Rather than a quick condition rating on each element, you get a detailed account of how the property is built, what condition it’s in, what’s gone wrong, why it’s gone wrong and what needs doing about it.
We inspect the roof, the structure, the walls, the floors, the joinery, the drainage where accessible, the services, the outbuildings and the boundaries. Anything we can safely see and reach, we look at. Where something is hidden and we’re concerned about it, we say so and tell you what further investigation is needed.

A Level 3 Building Survey gives you the full picture of a property’s condition. It covers the structure, roof, damp, defects and what’s likely to need attention, so you know exactly what you’re buying before you commit.
When you book a Level 3 with us, we’ll include an Energy Performance Certificate free of charge. Your EPC shows how energy efficient the home is, what it’s likely to cost to run, and which improvements could bring those bills down. It’s handy if you’re planning work, weighing up running costs or thinking about letting or selling in the future.

Is a Level 3 Right for Your Property?
A Level 3 survey is the sensible choice if the property is:
Older properties
Anything pre-1900, or built in a non-standard way. Older buildings behave differently and need someone who understands how they were put together.
Listed or in a conservation area
Restrictions on what can be altered, and materials that have to be matched. You need to know what you’re taking on before you commit.
Visibly in poor repair
Obvious damp, cracking, movement or general neglect. Where there are already signs of trouble, you want the full picture rather than a condition rating.
Extended or altered
Extensions, loft conversions, knocked-through walls and garage conversions, particularly where you’re not confident the work was signed off or done properly.
Renovation projects
If you’re planning to extend or refurbish yourself, the report gives you a proper baseline of what you’re starting with and what it’ll cost to put right.
Total peace of mind
Sometimes there’s nothing obviously wrong. You just want to know everything about the biggest purchase you’ll ever make before you exchange.
