Damp and Mould Reports

An independent investigation into what’s actually causing the problem, from someone who isn’t trying to sell you a damp proof course.

The independence point

We Diagnose. We Don't Sell the Cure.

A lot of free damp surveys are carried out by companies who also sell damp proofing. It’s not hard to see where that leads. A chemical injection damp proof course gets recommended for a problem that was never rising damp in the first place, and a few thousand pounds later the wall is still wet.

We don’t install anything and we don’t take commission from anyone who does. We inspect the property, work out what’s actually happening and tell you what genuinely needs doing. Sometimes that’s a significant piece of work. Often it’s something far simpler that nobody had looked at properly.

What We Look At

Rising damp

Genuine rising damp is a lot rarer than the industry suggests. Where it is present, we identify it properly rather than assuming it.

Water getting in through the fabric of the building: defective pointing, cracked render, failed flashings, blocked or leaking gutters, bridged cavities and raised external ground levels.

Far and away the most common cause of black mould in UK homes, and usually a combination of ventilation, insulation, heating patterns and moisture production rather than a building defect.

Slow leaks under floors, behind kitchen units and from waste pipes, often mistaken for something structural.

Wet rot, dry rot and woodworm where damp has been present long enough to cause damage.

What Your Report Includes

  • The findings from our inspection, with photographs
  • Moisture readings taken across the affected areas
  • Our conclusion on the cause, explained clearly
  • Recommended remedial work, in order of priority
  • Guidance on what’s urgent and what can wait
  • Where relevant, the indicative cost of putting it right

Who Books a Damp Report

Buyers whose survey has flagged damp and who want it properly investigated before they commit. Homeowners dealing with a recurring problem that’s never been solved. Landlords who need to respond properly to a tenant’s report of damp and mould. Tenants who need an independent record of the condition of the property. Anyone who’s been quoted for damp proofing work and wants a second opinion before they spend the money.
