Level 2 Building Survey

What Is a Level 2 Survey?

A Level 2 survey, still widely known as a Homebuyer Report, sits between a basic condition report and a full Level 3. It gives you a clear picture of the property’s condition without the exhaustive detail of a Level 3.

Each element of the property is given a straightforward condition rating, so you can see at a glance what’s fine, what needs attention and what’s urgent. Defects that could affect the value or your decision to buy are highlighted, along with what needs doing about them.

Is It Right for Your Property?

A Level 2 is generally suitable for a property that’s conventionally built, reasonably modern and in apparently sound condition.

If the property is older, has been substantially extended or altered, is built in an unusual way, or looks like it’s been neglected, a Level 3 is the better choice. When you request a quote, tell us about the property and we’ll tell you which one we’d recommend. We’d rather sell you the right report than the dearest one.

Why Have Us Do It

Twenty years of surveying experience, plus the practical side of having built and renovated property personally. That combination matters. It’s the difference between listing a defect and understanding how it got there, how serious it is and what a builder will realistically charge to fix it.

You also get direct access to the surveyor. Once you’ve had the report, if there’s something you don’t follow or you want a second opinion on a particular section, you ring us and we talk it through. That’s part of the service, not an extra.
