What Is a Domestic EPC?
An Energy Performance Certificate rates a home’s energy efficiency from A, the most efficient, down to G. It also sets out the estimated running costs and the improvements that would make the biggest difference.
By law you need a valid EPC in place before you market a property for sale or for rent, and you have to make it available to prospective buyers or tenants. Once lodged on the national register it’s valid for ten years.
How It Works
We attend the property and record the details that determine the rating: the construction of the walls and roof, insulation, glazing, the heating system and its controls, hot water, lighting and any renewable technology such as solar panels.
The visit itself is usually fairly quick for a typical home. We then produce the certificate and lodge it on the register, and send you a copy.
Landlords: Minimum Standards
Rented property in England and Wales has to meet a minimum energy efficiency standard before it can be legally let, and the required standard has been subject to ongoing change. If your property is currently sitting near the threshold, we can talk you through the improvements likely to lift the rating and roughly what they involve.
