1. About us

These terms apply to all services provided by Home Inspections and Surveys (“we”, “us”, “our”).

2. Our services

We provide Level 3 Building Surveys, Level 2 Homebuyer Reports, snagging inspections, valuations, domestic and non-domestic EPCs, and damp and mould reports.

The exact scope of each service will be set out in the terms of engagement we send you before the inspection. If there’s any conflict between these terms and your terms of engagement, the terms of engagement will apply.

3. Quotes and booking

Quotes are based on the information you give us, including the property type, size, age and postcode. If that information turns out to be inaccurate, we may need to revise the price before the inspection goes ahead.

A booking is confirmed once you’ve accepted our terms of engagement and paid in full.

4. Payment

All services are charged at a fixed price and paid up front by bank transfer. We don’t add hourly charges or extras once a price has been agreed, unless the scope of the work changes and you agree to the new price first.

5. Cancellations and rescheduling

You can cancel within 14 days of booking under the Consumer Contracts Regulations. If you ask us to carry out the inspection within that 14 day period and then cancel, we may charge for any work already done.

If you need to cancel or rearrange, let us know as early as you can and we’ll do our best to find another slot. Any charges for late cancellation will be set out in your terms of engagement before you book.

If we can’t attend for reasons outside our control, we’ll rearrange at no cost to you or give you a full refund.

6. Access to the property

You’re responsible for arranging access with the seller, agent or occupier. If we arrive and can’t get in, or access is restricted, any charge for the wasted visit will be in line with your terms of engagement.

7. Limitations of the inspection

Our inspections are non-invasive. We don’t lift fitted floor coverings, move heavy furniture, open up walls or floors, or test services unless this is agreed in advance and set out in your terms of engagement. Areas we can’t safely see or reach will be noted in the report.

8. Your report

Your report is prepared for you personally and for the purpose agreed. It shouldn’t be relied on by anyone else without our written consent.

If you’d like to talk through your report after it’s delivered, just call us. That conversation is included in the price.

9. Free EPC with every Level 3

When you book a Level 3 Building Survey directly with us, we’ll include a domestic Energy Performance Certificate free of charge. The EPC can’t be exchanged for cash or a discount. The offer has no end date. If we ever withdraw it, we’ll update this page and honour any Level 3 bookings already confirmed.

10. Liability

We carry professional indemnity insurance. We’re not liable for defects that weren’t reasonably visible or accessible at the time of the inspection, or for anything outside the agreed scope of the service.

11. Complaints

If you’re unhappy with any part of our service, please contact us first so we can put it right. We follow a complaints handling procedure in line with RICS requirements, and we’ll send you a copy on request.

12. Governing law

These terms are governed by the law of England and Wales.
